Here a wider porch and stairs were built to allow for two rocking chairs. Wolf Solid PVC decking and trim were used with reinforced white vinyl railings.
Since the owner is a lover of wildlife, a new brick paver walkway and an area for a bench were installed to provide a close-up of the waterfowl that visit the nearby pond. All of this offered seclusion for the homeowner in a populated area.
This property had a long history of lower level flooding during extended heavy rain. To control this, underground holding ponds with overflows were installed with PVC piping all leading to a new Stainless Steel sump pump that carries water underground to the rear of the property where the ground slope carries water away from the house.
To cut down on yearly maintenance, heavy landscape fabric was installed and covered with 3/4" wash gravel. Down spouts were re-directed to feed the holding ponds that control the amount of water that goes to the sump pump. The holding ponds allow the water to drain thru the soil to filter what actually gets into the water table as well as keeping the sump pump from running continuously.
Being tired of the 1990's look, this owner decided on a complete bath renovation. A new air jetted tub was installed, new ceramic wall and floor tile, as well as a decorative feature strip of ceramic tile, were added.
Brushed nickel towel bars and (2) stainless steel grab bars were added.
New comfort-height toilet, vanity and top, and medicine cabinet were installed as well as new LED lighting and a low noise exhaust fan with light.
Painting of upper walls and ceiling finished the job.
Looking for a low cost bath renovation? Here we painted the existing vanity base rather than replacing it, updated the knobs, added new painted bead board and trim, and installed new water proof Smart-Core vinyl floor tile. Walls and ceiling were painted and two new mirrors were installed. New updated lighting fixtures were installed to replace the old make-up lighting from 20 years ago.
A bold Gecko shower curtain with a curved shower rod to allow a little more room for showering were finishing touches. This project transformed the entire room without breaking the bank!
Carpeting was removed, additional underlayment was installed and finished off with Smart Core Vinyl waterproof planking on the second floor, which is the main living area. Being close to the beach and pool, this product is a very low maintenance finish that looks great.
The owner of this house wanted to install a rain shower to his existing soaking tub. To do this, several rows of ceramic tile around the tub had to be removed as well as the drywall it was mounted to. New Hardy-Board was installed to allow for installation of new ceramic tile and feature strip. Solid wood blocking was installed to allow for new grab bars for safety.
The project is now ready for our plumber to install the new Kohler Vertical Slide shower faucet with rain head and wash-off feature.
An aging wood deck and an unstable railing system were replacde with a very high quality Azek Decking Selection and new Endurance reinforced railings. Once the old decking was removed, we found that almost all of the floor joists were split due to wood rot. Once replaced with Ground Contact treated lumber, galvanized joist hangers were installed to meet code requirements. We added additional support posts to create a more secure railing. New white composite risers were added to close in stairs to give a safer feel as well as an enhancement to the appearance. Our clients now have a maintenance free deck with a very safe railing system that will serve them and their children well.
The project was to change an open air screen porch into a beautiful new year-round sun room. Our clients wanted as much glass as possible to be able to see the waterfowl landing on the canal right behind their property. Luxury Vinyl Plank (LVP) flooring and a beadboard ceiling along with heavy trim really create a relaxing feel for this casual setting.
This project in a North Bethany community entailed the complete replacement of railings, decking, floor joists and hurricane hardware. Their selection of Azek "Pecan" was used and highlights a natural wood grain with shading variations. In addition, the upper deck received a new rubber roof with the same decking installed above it. With an out-of-town client, communication was ongoing for a smooth project from start to finish.
This original beach cottage needed structural floor support prior to a complete full bath renovation. We were able to save the original claw foot bathtub and incorporate new materials that added character to this charming house. With both owners being architects, attention to detail was critical. With their design and quality workmanship, a beautiful bath project was completed.
